Job Description

Own the engine behind a high-growth marketing organization. We’re seeking a Marketing Operations Manager to drive scalable campaigns, optimize lead conversion, and power data-driven growth across a national self-storage portfolio

Position Summary

The Marketing Operations Manager is responsible for driving efficiency, scalability, and performance across all marketing initiatives for a large, multi-location self storage portfolio. This role owns the marketing infrastructure—processes, technology, data, and execution workflows—ensuring campaigns are delivered effectively and aligned to occupancy, revenue, and customer acquisition goals.

Acting as the operational backbone of the marketing function, this individual partners closely with internal teams and external agencies to streamline execution, improve lead management, and deliver measurable, data-driven results across all channels

CORE RESPONSIBILITIES:

  • Design and optimize marketing workflows, processes, and systems to improve efficiency and scalability across all campaigns.
  • Align cross-functional teams (marketing, operations, revenue management, IT) to ensure seamless execution.
  • Establish governance, standards, and best practices across the marketing organization.
  • Oversee the execution of integrated marketing campaigns across digital, email, SEO, and local marketing channels.
  • Define campaign goals, timelines, and success metrics; ensure on-time, on-budget delivery.
  • Coordinate internal stakeholders and agency partners to maintain alignment and accountability.
  • Own lead management strategy, including lead flow, scoring, segmentation, and routing.
  • Optimize lead-to-rental conversion through improved processes, automation, and system integration.
  • Partner with operations and sales teams to ensure effective follow-up and customer experience.
  • Manage marketing data integrity, tracking, and reporting across platforms (GA4, CRM, marketing automation tools).
  • Define and monitor KPIs including conversion rates, cost-per-lead, occupancy impact, and engagement metrics.
  • Deliver actionable insights to improve campaign performance and inform strategic decisions.
  • Oversee the marketing technology stack, including CRM, marketing automation, analytics, and reporting tools.
  • Ensure proper integration between platforms to enable accurate tracking and efficient workflows.
  • Identify and implement new tools or enhancements to improve marketing effectiveness.
  • Partner with leadership and finance to manage marketing budgets, track spend and optimize allocation.
  • Ensure campaigns and initiatives are delivered within established timelines and financial targets.
  • Manage external agency and vendor relationships, ensuring alignment with strategy, quality standards, and performance expectations.
  • Oversee execution while maintaining internal ownership of strategy, data, and results.

SUPERVISORY RESPONSIBILITY:

This position has no direct supervisory responsibilities.

QUALIFICATIONS:

  • Bachelor’s degree in Marketing, Business, Analytics, or related field
  • Marketing and revenue growth experience in self storage or national multi-site real estate sector experience required.
  • 5–7+ years of experience in marketing operations, digital marketing, or related roles.
  • Strong expertise in marketing automation platforms, CRM systems, and analytics tools.
  • Deep understanding of lead management, segmentation, and customer lifecycle marketing.
  • Strong analytical skills with the ability to translate data into actionable insights.
  • Experience managing agency partners and marketing technology vendors.
  • Excellent organizational, communication, and project management skills.

WORKING CONDITIONS / PHYSICAL REQUIREMENTS:

Working Conditions:

  • Office-based role with occasional travel to field sites or company meetings, including periodic overnight stays.
  • Fast-paced, result-driven environment, requiring high attention to detail and adaptability.
  • High cross-functional collaboration across teams.

PHYSICAL REQUIREMENTS:

  • Prolonged periods working on a computer.
  • Ability to walk storage facilities, interact with staff and customers, and lift up to 25 pounds as needed.

Annual Base Salary Range: $96,000-$126,000
