As an experienced agent, you understand the difference between a mere transaction and a true client relationship. This specialty revolves entirely around clients: navigating VA loan eligibility, calculating BAH, understanding commute times to JBSA-Randolph, Lackland AFB, and Fort Sam Houston, and knowing which schools justify the extra drive. By serving one military family well, you build trust that extends to their entire unit for years to come.

Responsibilities

• Graduate from PLACE Launch
• Consult with buyers, convert with signed buyer agreements and identify homes
• Guide clients through VA loan eligibility, lender coordination, and the military-specific buying and selling process
• Develop knowledge of base proximity, BAH, commute realities, and school zones relevant to JBSA-Randolph and Lackland
• Negotiate offers on behalf of your sellers and buyers
• Track tasks and activities in PLACE Technology
• Conduct two open houses monthly
• Consult with sellers, convert to listings and market home
• Demonstrate expertise on pricing strategies, staging, and other listing related services

Qualifications

Who You Are:

• You're Licensed and Active: You hold a Texas real estate license, or you've passed your exam and are choosing where to hang it. New licensees with the right heart are welcome — a long production history is not the requirement.
• You Get the Life: Military spouse, veteran, brat, or someone who has lived close enough to base life to understand what a PCS move does to a family.
• You're a Local Expert — Or Ready to Be: From the best breakfast tacos in Universal City to which subdivisions back up to the flight line.
• You're a Problem Solver: Long-distance moves run on virtual tours, detailed checklists, and communication that doesn't drop. You're ready to deliver.
• You'd Rather Be Trusted Than Slick: You care more about a family landing in the right home the first time than about closing the deal.
