Responsibilities

• Ensure the model apartments and target apartments are ready for show and maintaining work areas, common areas and office in a clean and orderly manner
• Complete lease form or agreement and collect rental deposit
• Market the property effectively by answering questions, conducting tours, and promoting community amenities
• Have a thorough knowledge of lease terms, specifications and all community policies
• Completes move out of residents as per the Admissions and Continued Occupancy Policy (ACOP).and SOP’s. Maintain a working knowledge of Housing Authority policy and procedures to assure residents have a clear understanding of changes that may affect their residency
• Regular “shopping” of competitive properties and remaining knowledgeable of market conditions
• Develop and maintain an on-going resident retention program under direction of Property Manager
• Maintain all resident and property files
• Courteous and efficient handling of resident requests and complaints
• Maintain a professional appearance and attitude at all times

Requirements

• Tax credit expertise: Minimum 1+ years of tax credit (LIHTC) experience is strictly required.
• Industry experience: Minimum 1–2 years of hands-on experience in residential leasing or multifamily property management.
• Software proficiency: Direct experience using RealPage / OneSite, Yardi, or similar property management software to manage leads and resident files.
• Computer literacy: Proficient in the Microsoft Office Suite, specifically Microsoft Word and Excel.
• Strong familiarity with HUD rules, regulations, and policies governing low-income housing programs.
• Working knowledge of Fair Housing laws, household income qualifications, and the resident re-certification process.
• Leasing & sales: Proven track record in property leasing, sales closing, and providing exceptional customer service.
• Follow-up skills: Excellent verbal and written communication skills with a focus on rigorous lead follow-up via phone and email.
• Physical Requirements: May be required to sit for extended periods of time while working at a desk; May be required to climb stairs; Must be able to read documents, computer screens and data; Must be able to hear and understand verbal communications in person and over the phone or computer; May occasionally be required to lift or carry items such as files or office supplies weighing up to 20 pounds; Must be able to use mobile devices and applications for work-related tasks.
• Work Environment: This role is based on site, primarily in an office setting but may require at times that the employee spends some time outside with exposure to the elements
