Job Summary
Own end-to-end leasing and integrated marketing for coliving and furnished units targeting non-traditional renters, with a sharp focus on occupancy, pricing strategy, and channel mix.
- Leasing & Pipeline: Own the full cycle from lead follow-up to move-in, monitor conversion rates, and drive time-to-lease.
- Channel & Partnerships: Manage niche listings, local partnerships, and lifestyle content to fill rooms efficiently.
- Reporting & Optimization: Track CPL, CPL, and occupancy; deliver data-driven recommendations to leadership.
Job Description
- Manage the full leasing cycle from lead follow-up to move-in coordination to hit occupancy targets.
- Convert leads quickly and reduce days-on-market across coliving and furnished units.
- Set and negotiate rental rates and partner on pricing strategy for short, mid, and long term leases.
- Manage renewal outreach and negotiations to maximize retention and revenue.
- Monitor the leasing pipeline daily; track lead sources, conversions, and occupancy targets.
- Maintain prospect and resident records in the CRM with persistent follow-up.
- Own niche listing channels with daily management and creative testing across Facebook Marketplace, SpareRoom, Furnished Finder, Craigslist, and Reddit.
- Develop lifestyle-forward marketing content for non-traditional renters such as travel nurses and remote workers.
- Build and maintain local market partnerships with cafes, gyms, coworking spaces, brokers, universities, medical centers, and relocation services.
- Manage digital advertising campaigns on Google and Meta; optimize spend based on cost-per-lease.
- Track weekly leads by channel, market, and unit type; furnished vs. unfurnished.
- Own cost-per-lead and cost-per-lease metrics; deliver weekly performance to ownership.
- Deliver monthly marketing and leasing reports with strategic recommendations.
