Own leasing and resident lifecycle operations for multifamily properties, balancing hands-on leasing, marketing-led traffic conversion, and team support to drive occupancy and retention.

Lease administration and tenant relations: manage applications, move-ins/outs, deposits, and compliance.
Marketing and traffic conversion: generate inquiries, tour prospects, close leases, track sources, and convert at least 30% traffic.
Team leadership and property oversight: cover for the Community Manager, train staff, coordinate cross-department tasks, and report financials to the Community Director.

Job Description

Responsibilities

Lease apartments, retain residents, market the property, and handle administrative and financial responsibilities for the property.
Oversee the property in the absence of the Community Manager and prepare individuals for a position as a Community Manager.
Perform all tasks related to renting apartment homes including: generating traffic, responding to inquiries, Greeting prospects, touring, qualifying prospects, and closing the rental with a deposit.
Process rental applications, obtain required documents, schedule move-ins and prepare all lease file documents; maintain lease files per policy and procedure.
Accurately record traffic from all sources daily; convert minimum of 30% total traffic to leases.
Process resident move-outs by reviewing lease terms, apply deposits/fees, and disposition per procedures and legal requirements.
Follow company procedures related to evictions; evict residents and represent property in court as required.
Support marketing efforts by tracking traffic, reviewing ads, and developing potential leads.
Coordinate, set up, attend and clean up after resident functions; manage cleaning duties to ensure resident-ready units.
Communicate clearly to residents in writing and verbally with proper grammar and spelling.

Requirements

Education: High School degree required, college preferred
Experience: Four years prior experience in property management or in a related industry
Minimum 1 year of leasing/property management experience
Must be fluent in English and Spanish
Computer Skills: MS Word, MS Excel, Google Suite, Entrata; basic typing; familiarity with company payroll system; prior HRIS experience a plus
Certificates & Licenses: Valid driver’s license and current automobile insurance; ability to furnish own transportation; CPM®, ARM® designation preferred; ability to earn future designations as required by industry standards
Knowledge: Basic understanding of Landlord/Tenant laws and application, familiarity with GAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry
