Responsibilities

• Oversee daily operations across both communities
• Ensure full compliance with Section 42 / LIHTC regulations (certifications, files, audits)
• Lead leasing efforts, marketing strategies, and occupancy goals
• Deliver outstanding resident experiences and conflict resolution
• Supervise maintenance coordination and property appearance
• Manage budgets, reporting, and financial performance
• Build a positive, engaged community atmosphere
• Ensure complexes and vacancies are ready for showings and move-in dates.
• Effectively communicate property features and amenities to all prospects.
• Answer questions to all prospects and potential applicants in a timely manner.

Requirements

• High School diploma or equivalent required.
• 1-2 years of property management or industry related experience required.
• Knowledge of project-based section 8 or section 42 experience a plus.
• Knowledge of fair housing laws a plus.
• Knowledgeable and proficient with computer software applications in word processing, spreadsheets, database and presentation software (MS outlook, word and excel).
• Experience with Onesite software is a plus.
• Must be able to physically inspect the properties.
• Maintain valid driver's license with acceptable driving record.
• Flexibility with working hours and availability for later hours or Saturdays as needed.
• Ability to prioritize and possess efficient time management skills.

Preferred

• Proficiency with property management software (bonus!)
• Experience with fair housing laws a plus
• LIHTC / Section 42 experience (nice to have)
• Knowledge of affordable housing compliance (nice to have)
