HOA Community Manager – Apartment & HOA Experience

Starting Salary: $55,000–$60,000

We are seeking an experienced Community Manager with Apartment and HOA experience to oversee the day-to-day operations of an assigned community. The Community Manager is responsible for managing property operations, team members, resident relations, vendors, financial performance, maintenance, leasing, and compliance while maintaining a high level of customer service.

Key Responsibilities

  • Oversee the daily operations of the assigned apartment/HOA community and ensure company standards and policies are followed.
  • Manage and supervise onsite team members, including hiring, training, coaching, scheduling, and performance management.
  • Develop and manage property budgets while monitoring financial performance, expenses, and budget variances.
  • Review financial statements, operational reports, and market information to identify trends and opportunities.
  • Monitor collections, rent and fee payments, deposits, and monthly financial reporting.
  • Review and approve invoices from vendors, contractors, and service providers while ensuring proper documentation and coding.
  • Coordinate and oversee maintenance operations, service requests, preventative maintenance, and property inspections.
  • Schedule and monitor apartment turns, make-ready processes, and completion of maintenance work.
  • Oversee leasing activities, applications, renewals, move-ins, move-outs, and resident account concerns.
  • Enforce leases, community rules, regulations, and applicable policies in a consistent and professional manner.
  • For HOA communities, assist with enforcement of community rules and regulations, violation follow-up, architectural requests, homeowner communications, and coordination of HOA vendors and services.
  • Maintain positive relationships with homeowners, residents, board members, vendors, contractors, and clients/owners.
  • Respond promptly and professionally to resident and homeowner questions, concerns, complaints, and service requests.
  • Conduct regular inspections of the property, grounds, buildings, amenities, and common areas to ensure safety, cleanliness, and curb appeal.
  • Develop and implement marketing and leasing strategies to maintain occupancy and achieve revenue goals.
  • Assist with owner/board meetings, property tours, reporting, and communication regarding community performance and operational needs.
  • Ensure compliance with Fair Housing, ADA, FCRA, company policies, and other applicable laws and regulations.
  • Prepare and submit weekly reports, month-end reports, financial information, and other required documentation.
  • Maintain accurate records and ensure deadlines are consistently met.

Job Requirements

  • 1–2 years of property/community management experience required.
  • Apartment, HOA, or community association management experience required.
  • Experience with collections, leasing, maintenance supervision, and apartment turns.
  • HOA experience, including homeowner communication, rule enforcement, vendor coordination, and board support, is a plus.
  • Experience with weekly reporting, month-end close, budgets, and budget variances.
  • Yardi Voyager experience preferred but not required.
  • Strong communication and relationship-building skills with employees, residents, homeowners, vendors, corporate staff, supervisors, and clients/owners.
  • Excellent supervisory, leadership, and employee development skills.
  • Strong organizational, analytical, and decision-making abilities.
  • Ability to work independently while effectively leading a fast-paced team.
  • Energetic, organized, detail-oriented, and service-minded.
  • Strong work ethic with the ability to prioritize multiple responsibilities and meet deadlines.
  • Bilingual skills are a plus but not required.
  • Must maintain a professional appearance and demeanor.
  • Reliable transportation required.
