As part of our team, you will play a pivotal role in overseeing the day-to-day operations of our properties while ensuring the highest level of satisfaction for our residents. While this position requires strong LIHTC/tax credit knowledge, it is important to note that we currently operate only four tax credit sites in the Puget Sound region. As a result, this role will primarily support our conventional portfolio, with short-term assignments and occasional floating coverage at LIHTC communities. Candidates should feel confident working in both environments, with the understanding that most daily responsibilities will be conventional operations. Essential Functions: Include but are not limited to: Oversee day-to-day operations for assigned properties, including leasing oversight, maintenance coordination, resident relations, and compliance. Travel to communities as needed to provide interim management and operational coverage. Conduct property inspections to assess conditions, safety, cleanliness, curb appeal, and compliance with company standards. Support implementation of preventive maintenance, vendor work, and operational procedures. Stabilize operations at high-need properties through hands-on, focused support. Serve as a primary point of contact for residents during interim assignments, ensuring prompt, professional, and solution-oriented service. Build positive resident relationships to support satisfaction and retention. Reinforce resident engagement initiatives and identify opportunities to enhance the living experience. Provide leadership, coaching, and support to onsite teams, modeling accountability and teamwork. Work closely with Community Managers, Regionals, and onsite staff to reinforce processes and expectations. Assist with onboarding or training of new onsite team members as needed. Promote and model the values of Living the Neiders Way doing the right thing, communicating openly, pulling the wagon, and delivering legendary customer service. Assist with budget adherence, rent collection, delinquency follow-up, lease renewals, and occupancy goals. Review financial and operational reports to identify trends and improvement opportunities. Support consistent documentation practices, including work orders, notices, vendor invoices, and resident files. Ensure adherence to Fair Housing, landlord-tenant laws, and company policies. Step into properties during leadership gaps, rapid growth, operational challenges, or turnover. Partner with Operations leadership to execute special initiatives, audits, and process improvements. Provide feedback to Regional Managers on property needs, staff support, risks, and opportunities. Qualifications High school diploma or equivalent required Minimum of 5 years of experience in LIHTC (tax credit) property management or a related field Strong knowledge of affordable housing programs, including income qualifications and compliance/reporting requirements Proven leadership ability with a demonstrated track record of accountability and regulatory compliance Solid understanding of Fair Housing laws, landlord-tenant regulations, and industry compliance standards Excellent communication, interpersonal, and problem-solving skills Highly organized with the ability to manage competing priorities in a fast-paced environment Resilient, adaptable, and comfortable navigating complex operational and regulatory challenges Proficiency with property management and financial software systems Valid driver’s license and proof of auto insurance Benefits Medical, Dental, and Vision insurance (eligible after 60 days) MetLife Supplemental Insurance options Employee Assistance Program (legal, financial, and counseling services) 401(k) plan (after 90 days) Long-Term and Short-Term Disability options 15 PTO days, 6 paid holidays, and 1 floating holiday ORCA card Wellness program and e-learning platform for ongoing development The Neiders Company LLC is an equal opportunity employer.
